Investing in Real Estate For Real Profits provides rate of return calculations from investments generating income from land based projects (forestry, agricultural, recreation parks) or real estate financed through a mix of equity and loans. The download version is set to US currency and capital gains tax rules, which can be amended by the user to any national currency and tax rules.
Investing in Real Estate for Real Profit combines income and capital gain forecasts over any selected period to calculate the annual rate of return and the internal rate of return (IRR) of any real estate investment. The summary of combined financial results from each forecast is displayed in the Capital & Returns spreadsheet.
In the demo example shown below the program calculates an annual rate of return of 20.3% and an IRR of 17.2% per annum form the assumptions entered (pink data). The forecast cash flows after debt repayment and financing charges are negative. The user wants to know how to adjust assumptions to create positive operating cash flows and still meet the target rate of return of 20% p.a. The second adjusted forecast shows one set of assumptions that will yield the desired results.
